ANDstudio was commissioned to design this new construction waterfront residence located within the exclusive guard-gated golf course community of Normandy Shores in Miami Beach.

Situated on an 11,000 SF waterfront lot with direct access to Biscayne Bay, the home is carefully oriented to capture expansive sunset views over the water and sweeping vistas of the Normandy Shores Golf Course. The architecture embraces a tropical modern language that balances clean contemporary lines with warm materials and seamless indoor–outdoor living.

The residence is designed as a two-story home elevated above an open understory level, creating a dynamic ground plane dedicated to outdoor living. This level features a pool, outdoor kitchen and BBQ area, and multiple entertainment spaces, allowing the home to function as a true waterfront retreat while also responding to Miami’s flood and coastal conditions.

The home spans approximately 5,500 square feet under air and 8,405 square feet total, and includes six bedrooms, six bathrooms, a powder room, and a cabana bath. Large terraces, generous glazing, and open living areas allow natural light and panoramic views to shape the experience of the home from nearly every space.

By combining waterfront access, golf course views, and secure gated privacy, the Normandy Shores Residence embodies the essence of contemporary tropical living in Miami Beach.
